Property Management Solutions                          

Rental property owners who are confronting the job of property management that demands a solution, might want to turn to a professional for help. Professional property management for owners of rental property can be a key component to running a successful rental business.  My hands-on experience in real estate property management can provide rental property owners with the right mixture of professional care and expertise. 

I offer two basic property management services for rental property owners seeking solutions to property management concerns.  Service Pack #1 includes finding suitable tenants for existing vacancies.  Once the tenant has signed a lease and at the point of moving in, day to day property management reverts to the landlord.

Service Pack #1 includes the following basic services:

  • Initial consultation with the property owner including a market area review of rental rates to help determine the appropriate rental rate for the unit(s).  Consultation may also include advising the owner regarding  preparation of the unit(s) for rental.
  • Marketing the unit in the most effective way to attract the highest number of qualified applicants.  Marketing may include listing the vacant unit(s) on the internet at the web sites most visited by prospective tenants, signs, and flyers.
  • Setting appointments and showing the unit(s) to prospective tenants, answering questions about the building, the location/neighborhood, and general lease provisions or property owner expectations, for example, is standard.
  • Preparing rental applications to distribute to prospective tenants, collecting and reviewing the submitted applications and verifying the information contained in the these, usually occurs next.  Current employment and salary, previous landlord references, and personal references are all verified.
  • All applicants are required to provide a current credit report which is reviewed to determine any negative patterns of bill payment.  If needed, applicants may be asked to explain items on the credit report.
  • Once a tenant is selected, the terms of the lease are prepared, in consultation with the property owner, along with the legally required disclosures to be signed by the tenant and property owner.  Once reviewed and approved by the property owner, the lease and disclosures are presented to the prospective tenant for signatures. 
  • First month's rent and security deposits are collected, move in/move out forms are prepared and filled out detailing the unit's condition and signed by the tenants as well as myself or the property owner, and the keys are given to the new tenants.
  • During each phase of this process, there is continuous and regular communication with the property owner advising and discussing with her/him exactly what is occurring and whether any adjustments in marketing need to be considered.
  • At the conclusion of this process, the property owner will take charge and manage the property on her/his own and my professional services will no longer be involved in the ongoing new tenancy.

Service Pack #2 provides ongoing property management and includes the following services:

    All services detailed in Service Pack #1 may precede Service Pack #2, if requested, and additional services commence once the tenancy has been established.
  • The property/unit(s) will be professionally managed on an ongoing contractual basis for the property owner.
  • These services typically include rent collection, deposit of rent(s) into the appropriate property management account, fielding tenant complaints, advising the property owner regarding solutions, handling unit/property repairs through appropriately licensed individuals/companies, soliciting repair bids when needed, renting out the unit(s) that become vacant during the term of the property management contract and advising the property owner on all rental matters as appropriate.  Monthly income/expense spreadsheets can be prepared and delivered to the property owner in digital or paper format.
